London – February 2026 : Crayon Partners announces its second acquisition: 9,300 sq ft of newly built units in Hayes Village (London) through its residential rent-to-own fund, Crayon Jaune SCA SICAV-RAIF.
The fund targets “borrowers of tomorrow”:creditworthy households temporarily excluded from mortgage access due to a lack of deposit, who rent today and convert part of their rent into equity if they exercise their purchase option within three years, generating high-quality rental income, value-add performance and measurable social impact.
Located at the heart of a major regeneration scheme in Zone 5 (former Nestlé site), the development offers newly built apartments (1–3 bedrooms) with balconies, green spaces and on-site amenities, within a 5–10 minute walk of Hayes & Harlington (ElizabethLine), providing direct access to Heathrow, Paddington and Canary Wharf, in a large employment catchment area supporting structurally strong rental demand.
Acquired selectively on a unit-by-unit basis, the apartments fully align with Crayon Jaune’s rent-to-own strategy, targeting future first-time buyers in a location particularly suited to young professionals.
Paul Muldowney, Managing Director, Barratt WestLondon: “Hayes Village has delivered more than 1,500high-quality homes, helping transform the area into a well-connected new community.”
