The article set out the problem we were created to solve. Proptech companies that operate buildings need a property vehicle to hold the assets, and real estate investors are interested in the new verticals but will not underwrite an operator with three deals behind it. One side lacks the capital, the other lacks the venture capital skill to judge the operator. Crayon Partners sits at that junction, building the PropCo alongside the OpCo.
Two years on, that model has produced a Luxembourg fund, four London portfolios and a club deal series in European capitals.
