Saentys invited Mathias Flattin onto Bricks & More for an episode on innovative strategies for social impact and affordable real estate.

The conversation starts where our strategy starts: households who earn enough to carry a mortgage, who already pay that amount in rent, and who will never assemble a deposit because rent absorbs everything they could put aside. Saving a ten per cent deposit in London takes around nine years. The rent-to-own model lets a household capitalise up to 100% of the rent paid over the leasing period towards the purchase, and brings that down to two.

The second half is about what it takes to make that investable rather than charitable: whole blocks rather than scattered units, one title, one operating partner, one exit, households underwritten on income and affordability exactly as a lender would, and the building underwritten separately so the exit never rests on a single signature.
