This marks the second transaction between Barratt and Crayon Partners.
The fund targets "borrowers of tomorrow"—creditworthy households temporarily excluded from mortgage access due to lack of deposit. They rent today and convert part of their rent into equity if they buy within three years, supporting high-quality income, measurable social impact, and value creation.
Located in Zone 5, Eastman Village offers modern apartments with landscaped green spaces, community amenities, and access to highly-rated schools. The location benefits from excellent connectivity: Harrow & Wealdstone station provides direct access to Euston in 12 minutes and Oxford Circus in 23 minutes, sustaining strong rental demand.
Market Fundamentals: Rents in Harrow have grown 10-12% annually, with prices up 20% over five years. Rental market driven by constrained supply and regeneration momentum. Entry prices appeal to young professionals and families, seeking affordable homeownership pathways.
